BOUTIQUE DEVELOPMENTS IN 2008HURFORD SALVI CARR PREDICTS A BRIGHT OUTLOOK FOR BOUTIQUE DEVELOPMENTS IN 2008
Hurford Salvi Carr, specialist estate agent for the City, Docklands and West End believes the smaller ‘boutique’ development will be immune from the downward pressures of the property market in 2008 due to continued demand for high-specification apartments in popular postcodes.
Paul Driscoll, Director of Hurford Salvi Carr’s City branches, expects to see demand continue to outstrip supply in this niche market. “So far we have experienced very little slow down in owner-occupier enquiries for one and two bedroom apartments and penthouses in boutique developments in areas such as property barbican, property clerkenwell, Bloomsbury and the City. Aspirational, design-driven developments in key locations have a strong target market that includes successful young bankers, lawyers and creatives who have a clear idea of what they want and the income to finance it,” comments Paul. A good example of this type of development is The Wenlock Building in Islington by hip developers Modern City Living and Londonewcastle and marketed by Hurford Salvi Carr. Only fourteen apartments remain since its launch in mid 2007 with completion expected in 2008. Situated on the Regent’s Canal and a short walk Upper Street, Islington and Shoreditch, The Wenlock Building is ideally located for City Living and boasts an interior specification guaranteed to impress both friends and family! Another such development is 7 Lothbury, EC2, the conversion of a Grade II listed Italianate building directly opposite the Bank of England. Residents will benefit from integrated BOSE entertainment packages in all apartments.“This is an amazing conversion of just 11 one and two bedroom apartments and a penthouse with roof terrace. The limited availability of these apartments adds to the exclusivity of the address and the period architecture and interior features appeal to buyers’ love of design, both traditional and contemporary,” comments Paul. Hurford Salvi Carr will be offering a number of smaller boutique developments later this year in central locations such as Fetter Lane, Hatton Garden, Farringdon and Chamber Street near Tower Hill Station. Prices at Wenlock Building start from £425,000 Prices at 7, Lothbury start from £825,000 Find out your dream property in limehouse Feb 12, 2008
